Turks & Caicos Sotheby's International Realty has released its Q2 2026 Year-to-Date Market Report, revealing encouraging signs that the local real estate market is gaining momentum, led by a significant increase in conditional sales and renewed activity in the luxury sector.

In the first half of 2026, the report identifies 107 conditional sales valued at approximately US$195 million, compared with 37 pending contracts totaling US$58.2 million, highlighting growing buyer confidence and a strong pipeline of transactions expected to close in the coming months.

"Conditional sales are one of the strongest indicators of where the market is headed," said Joe Zahm, President of Turks & Caicos Sotheby's International Realty. "We are seeing a noticeable increase in buyer inquiries, property showings and overall activity compared to the first quarter. While we remain cautiously optimistic, these trends suggest the market is beginning to build meaningful forward momentum."

The report also points to renewed strength in the luxury segment, with activity returning in the US$20 million-plus price category alongside high-value pending and completed transactions. The condominium market is showing similar promise, with more than 25 condominiums priced above US$1 million currently under offer, particularly in Grace Bay.

Overall, the Turks & Caicos market recorded nearly US$160 million in year-to-date sales volume, while approximately US$713 million in pending and conditional transactions -including US$548 million in new development sales - reflects continued investor confidence and a healthy pipeline for the remainder of 2026.

The report concludes that while the market is not yet in full recovery, the first half of 2026 provides compelling evidence that the Turks & Caicos real estate market is moving beyond stabilization and into its next phase of growth.
